Building a home in Punta Cana:

Choosing the right location for the land lot, and verifying property titles for the particular land, are first steps for purchasing a land lot on the East coast of Dominican Republic.

Land lots prices starts from 30 usd per m2, up to 1000 usd per m2 and more.

Land lots on the golf courses have prices from 200 usd to 500 usd per m2, depending of the Golf course.

The most expensive land lots are with the Ocean view.

Punta Cana real estate construction regulations:

60 meters from the water to land lot, belongs to Dominican Republic, can not be used for building (except temporary construction with the special  permission of Ministry of Tourism).

Density: 75 rooms per 10,000 m2 (One Hectare) depending of the construction zone.

Coverage: about 30% coverage with the construction.

Architect will deposit first documents for getting the permits and it will take at least 6 months to get it.

After obtaining preliminary permit from city of Higuey, architectural plans are sent to Santo Domingo, where it pass 6 different departments.

During this period you should not build until you get permits for construction.

Price range for construction:

350 usd per m2, 500 usd per m2, 750 usd per m2, and 1000 usd per m2, depending of materials that you are using. (imported or domestic).

After construction you need to apply for getting the title for new home.

Next step is opening electricity account for getting electricity meter.

Buying a already built home is easy and all depends out of your budget.

Homes under 100,000 usd are located 6 km (miles) close to the beach.

Houses from 100,000 usd to 250,000 usd have higher quality materials and more square footage.

Attached homes, that we call Duplex Villas, are from 350,000 usd and up.

Individual homes are from 635,000 usd and up, mostly located on the Golf courses.

By having a property on the Golf course, will get you many benefits regarding beach access, and Golf benefits.
