Choosing the right location for the land lot, and verifying property titles for the particular land, are first steps for purchasing a land lot on the East coast of Dominican Republic.
Land lots prices starts from 30 usd per m2, up to 1000 usd per m2 and more.
Land lots on the golf courses have prices from 200 usd to 500 usd per m2, depending of the Golf course.

Punta Cana real estate construction regulations:
60 meters from the water to land lot, belongs to Dominican Republic, can not be used for building (except temporary construction with the special permission of Ministry of Tourism).
Density: 75 rooms per 10,000 m2 (One Hectare) depending of the construction zone.
Coverage: about 30% coverage with the construction.
Architect will deposit first documents for getting the permits and it will take at least 6 months to get it.
After obtaining preliminary permit from city of Higuey, architectural plans are sent to Santo Domingo, where it pass 6 different departments.
During this period you should not build until you get permits for construction.
